Mortgage loans, tanks to the upsurge in the number of alternative lenders, are now available to more homebuyers than ever before. Hundreds of thousands of would-be homeowners who would, in past years, have been turned down for mortgage loans by banks and other traditional lenders are now eligible for home loans, in spite of their spotty credit histories. Alternative lenders have reached out to this neglected market.

Many professional investors are constantly on the lookout for ways to diversify their capital and raise their rates of return, and when the stock market starts to look over bought will pull out some of their money to invest elsewhere. And a good number of them have established private companies to write mortgages for those whose credit records make them high-risk buyers. These buyers, if they default on their mortgage payments, will face the same foreclosure measures from alternative lenders as they would from traditional ones. But they are at least being given an opportunity to become homeowners.

Seller Financed Loans

Another opportunity for those involved in mortgage loans is to buy individual mortgages many homeowners will sell their homes agreeing to finance the buyer, so investors will buy their mortgages to provide them with the cash they need, and will become the recipients of the mortgage payments from the new homeowners.

Investors interested in profiting from seller financed mortgage loans can also locate seller-held notes and approach the holders about selling the notes to mortgage loan investment groups, earning themselves finders’ fees in the process. The amount of their fee will be based both on the size of the mortgage note and the value of the underlying home, and can be anywhere from hundreds to thousands of dollars.

Getting In On The Opportunity

Finding seller financed mortgage loans therefore can be a very lucrative business. But it is limited to those who can not only locate the notes, but who have access to the investment groups willing to buy them. Not many would-be note sellers really know who these investment groups are, but there is a booming online business among Internet marketers claiming they can, for a fee, tutor wannabe buyers of mortgage loans.

But before you bite, just remember that many people interested in profiting from this aspect of mortgage loans overlook one important fact. Even if they knew where to find the seller-owned mortgages, they are not likely to know how many of those loans are available in a specific area. So paying an Internet marker to share the secrets of how the process works could cost more than the income you might earn from following it.

Most high interest credit cards are usually easy to get and really the interest rate only matters if you roll over your balances from month to month. People that have had bankruptcies, judgments or just have a bad credit rating, for what ever reason are the most common applicants for high interest credit cards. Many low interest credit cards will allow you to transfer balances from your high interest credit cards but you must have a decent credit rating. The most important thing about a balance transfer card is the amount of money it will save you, especially if you have a high interest credit card that you carry a balance on.

Credit

Beware some credit card companies will try multiple ploys to get you signed up and then if your late on a payment for some reason, charge large fees even if your credit card payment is only one or two days late. Those who want to apply for a major high interest credit card to re-establish or to establish new credit should consider the price they will ultimately pay. Even those who don not qualify for low interest credit cards should still shop and compare to get the best deal available.

Interest

Most major financial companies base the interest rates on your credit score, this tells them whether you pay on time and just how you use your credit. If you have a card with high interest rates you DO NOT want to carry a balance. If you do get a low interest credit card and make a payment late, the default interest rate goes into affect, sometimes up to 22 percent, making it very hard to ever get caught up. The difference between high interest credit cards and low could be hundreds and even thousands of dollars a year.

Getting your high interest credit cards paid off should be your top concern. When your credit score improves try to transfer all of your high interest credit card balances, some transfer cards even offer 0 introductory offers for balance transfers, thus making it much faster and easier to pay off your debt.

There are a few reasons that car loans that are offered with no credit check are a very bad idea both in the short-term and the long-term. I will explain the key points that you need to understand about this so that you can make a well-informed and educated decision about auto finance and rebuilding your credit history.

Auto loans with no credit check, otherwise known as guaranteed auto finance is only offered through buy here pay here car lots. These types of dealerships that offer in-house financing do not report to Equifax, Trans Union or Experian. What this means is that even if you make all of your payments on time, it will not rebuild your credit whatsoever.

These types of car dealerships also charge thousands of dollars more for vehicles than they are realistically worth. This is because the people that generally go to these types of car dealerships are desperate for financing and feel like they don’t have any other option. These types of dealers are able to charge this much money for a car because there is also no lender or loan company that is specifying how much money should be loan on a particular make and model. Basically, they make their own rules.

Interest charges. You can pay in interest rate as high as 30% any dealership that offers no credit check auto finance. It is like renting to own a car and is incredibly expensive.

In summary, auto loans that are offered with no credit check are a bad idea mainly for the three reasons specified above. They will not help you to rebuild your credit, you will pay thousands of dollars more on the price of the car as well as a tremendous amount more in finance charges.

My recommendation: There are legitimate sources online that can help you to obtain a real car loan and work with real lenders, regardless of your credit history. You don’t have to use a “no credit check auto loan” and you’ll be much better off if you scratch that idea.

Insurance claim advance payments are not widely known by people who file claims. Often, when an insured has a loss of significant size, such as a flood, tornado, wildfire, hurricane loss or a big water damage loss, an advance payment of a portion of the anticipated settlement is issued by the insurance company. This situation also happens regularly when a business has a loss and needs money up front.

It is a customary and widely accepted practice for the insurance company to issue an advance payment in this type of instance. Be aware that there’s nothing in the standard property insurance policy that deals with advances. It is usually just a courtesy that the insurance company extends to their policyholder.

However, they don’t usually offer to do it. You have to request the advance.

Here’s an example. Joe Smith’s house is hit by lightning, and a fire damages most of the house. Joe’s policy has Building limits of $100,000, Contents limits of $50,000, ALE limits of $20,000. The house can be repaired for $70,000, which is less than the policy limits. However, the adjuster expects that the Contents loss will exceed the policy limits of $50,000, and the ALE loss will be $15,000. The adjuster sends in his first report to the insurance company, and tells them to expect the loss to be approximately $135,000 on these three parts of coverage.

The insurance company could easily issue an initial advance payment of $25,000 to $35,000 for Contents and ALE, and $40,000 to $50,000 for the Dwelling loss.

So, what do you do if your Contents are damaged and you need the most basic things, like a change of clothes and shoes? What if you need to have a contractor secure the building and put tarps on the roof to keep further rain out of the building? Most people do not have tens of thousands of dollars just lying in their bank accounts that could be used to begin repairs, or begin replacing personal property. That’s when the insurance company issues an advance.

It’s best to make your request in writing. Even if it’s just a hand-written letter, it’s best if it’s in writing. Write or type your request, keep a copy for your records, and give the copy to your adjuster. It’s also a good idea to send a duplicate copy to the claims department of your insurance company. Send it by overnight courier or certified mail. NEVER rely on the adjuster to ask for an advance on your behalf. He might get delayed with other work and it could be days before he asks. DO IT YOURSELF.

Take control of your claim, my friend! Make an EARLY request in the claims process for your advance payment!
